VISION
Our vision is to create an unforgettable destination that embodies the relaxed coastal charm of Kingscliff — a place for everyone, enriching the local community with a thoughtfully designed environment that blends seamlessly into its natural surroundings.
We aim to cultivate a vibrant hub of retail amenity that complements the existing food and beverage amenity at Salt Village, carefully curated to reflect the lifestyle and spirit of Kingscliff . A welcoming, open design will ensure easy access for locals and visitors, encouraging connection, exploration, and community pride.
At the heart of the project, a lush, landscaped courtyard will offer a serene retreat, allowing natural light and fresh coastal air to circulate freely, embracing Kingscliff ’s unique subtropical charm.
Above, a diverse collection of well-appointed 1, 2, and 3-bedroom apartments will provide a broad range of coastal living accommodation, designed for comfort, relaxation, and community. Our commitment to housing diversity includes the delivery of affordable housing accommodation, ensuring more people have the opportunity to live, work, and thrive in Kingscliff .
We aim to revitalise this landmark site, enriching Kingscliff ’s unique coastal identity with a sustainable, mixed-use development that fosters genuine community connection. We are dedicated to creating a vibrant destination that nurtures local businesses, provides inclusive housing options, and reflects a true sense of place. This project will leave a lasting legacy, shaping Kingscliff ’s future while honouring its rich heritage.
SITE CONTEXT
The site, located between Cudgen Creek and South Kingscliff Beach, marks the entry to Salt Village. This offers an opportunity to announce the place with an urban marker replacing current signage.

PROJECT
We, Podia, have secured a parcel of land at 4-8 Bells Boulevard, Kingscliff, Bundjalung Country.
For some time now, we have been looking to work with the Tweed community so we were thrilled to secure a unique site where we can make a positive contribution to the Salt Village town centre.
On this last consolidated lot of undeveloped Salt Village land, we have the opportunity to deliver a mix of housing types, retail and services in a vibrant village atmosphere.
We are undertaking community consultation around Stage 3 of the proposal and would love to hear your feedback and ideas.
The 1.59 hectare site has been masterplanned for delivery in three stages:
Guided by the existing character of Salt Village, the masterplan delivers a carefully considered transition in scale and density across 3 stages — from quiet residential streets to the vibrant heart of Bells Boulevard. This staged approach supports a walkable and community-focused precinct that will deliver a diverse mix of housing accommodation.
DESIGN THAT REFLECTS COASTAL LIVING
The architecture draws inspiration from coastal Kingscliff using natural, durable materials that echo the textures and tones of local landmarks like Salt Surf Life Saving Club and Peppers Resort.
Brick colonnades and shaded street-level shopfronts create an inviting, village atmosphere.
At the heart of the project a landscaped courtyard welcomes natural light and coastal breezes while encouraging connection and relaxation.

STAGE 3
The new mixed-use precinct is designed to reflect the relaxed coastal lifestyle of Kingscliff, centred around a lush courtyard and open, walkable spaces.
On ground level, it will bring a vibrant mix of retail and dining options that complement the existing Salt Village creating a welcoming destination for locals and visitors.
Above, a collection of 1, 2, and 3 bedroom apartments — including affordable housing — will offer diverse, comfortable living choices. Thoughtfully designed to blend with the natural surroundings, the project will support local businesses, enhance community connection and leave a lasting legacy for Kingscliff.
SUSTAINABLE BY NATURE
At the heart of this project is a vision to create buildings and spaces that minimise energy, water and waste use while enhancing wellbeing through sustainable design including:
Smart design that makes the most of natural light and ventilation
Rainwater harvesting for use in gardens and landscaped spaces
High efficiency air conditioning systems
Secure bike storage, EV charging and rooftop solar
Together these features aim to create a healthier, more resilient and future-focussed community at Salt Village.
HAVE YOUR SAY
Help shape the future of Salt Village. We’re preparing to lodge a Stage 3 State Significant Development (SSD) application for the project and we want your input before we do.
To support the next stage of the Salt Village precinct, we’re seeking:
A zoning change from SP3 Tourism to MU1 Mixed Use, with Residential Flat Buildings (RFB) added as a permitted use under Schedule 1 of the Tweed LEP 2014 — in line with the Kingscliff Locality Plan
A modest height increase on parts of the Stage 3 boundary — from 13.8m to approximately 18m, allowing for a maximum of 5 storeys
Importantly, the existing Floor Space Ratio (FSR) of 2:1 will remain unchanged
